Access Statement

19 Upper Linney is a Grade II listed town property situated over two floors, on a narrow road with a gentle gradient, leading to the town centre, just about two minutes walk away. Parking is in the car park by the river on The Linney, or on street on The Linney, just adjacent to Upper Linney. From one direction the short walk (100- 150 yards guesstimate) back to the property is a gentle walk uphill. From the other direction (40 – 5- 100 yards guesstimate) there is a sharp incline and a steep set of steps from The Linney onto Upper Linney and the house is just at the top of the steps.

Two steps from the road lead up directly through the front door, (approx 39 inches/ 1 metre wide) into the lounge, which has a solid oak floor, and there are two more steps from the lounge to the kitchen. The kitchen has a slate tiled floor and leads into the flat, paved courtyard garden through the back door (32 inches wide approx).   There are no low ceilings or doorways in the house to bump your head on! 

Access is not allowed onto the raised flower bed!   Outside lighting has been fitted in the courtyard.Two sunloungers, two black painted chairs and a black metal patio table are provided. 

The stairs are quite steep, risers approx 9 inches with carpet, and lead up out of the kitchen and turn around two corners to the landing, off which both the bathroom and bedroom are accessed. There is a sturdy rope handrail, (a photo of the stairs in on the Gallery).  Some more elderly or less able guests may find the stairs too steep.  The stairs and landing are carpeted. The second floor is all on one level. The bathroom has cushion floor, and offers a shower over a full size bath, with grab rail, sides 23 inches high, washbasin and toilet. There is a window opening towards the rear of the property.

The bedroom is carpeted and either two 3 ft single or one superking (6 ‘ x 6’ 6 “) bed, with bedside lights, CD/clock radio, and remote control for the flat screen TV/DVD.  There are two windows, both affording a view to playing fields and open countryside.

Lighting throughout has been renewed, and can be pretty much be varied according to your needs, for reading, cooking, whatever you like. Some lights have energy saving bulbs.  The kitchen and bathroom have LED or halogen down lighters.  The kitchen also has under unit lights, plus a light on the cooker hood and inside the glass fronted wall cupboards.

The property is non-smoking. Pets are not allowed.

Mains operated interlinked smoke alarms are fitted in the bedroom and the lounge.
